The Certified Spaces Standard · V1.0 · 2026

The built environment is medicine.

The only hospitality standard that measures the environment at the guest level, with calibrated instruments, against published thresholds.

“Eight pathways measured. One community delivered.”

Founded by Human Garage · Verified by the Building Biology Institutes worldwide

Measured, not reviewed

We measure.
We don’t review.

A guest takes roughly 20,000 breaths per stay. Every breath is a dose. Star ratings and spa menus don’t change what’s in the air, the water, the bed, or the walls — so we don’t rate the brochure. We bring instruments, we take readings, and we certify only what an audit can prove against a published threshold.

The foundation

Built on Building Biology.

Nature is the gold standard

The healthiest indoor environment is the one that most closely reproduces unspoiled nature — clean air, clean water, natural light and materials.

The precautionary principle

Where a substance or exposure is plausibly harmful, reduce it — without waiting for absolute proof. Absence of certainty is not permission.

The sleeping area is the critical zone

You spend a third of your stay asleep and defenceless. The bed is where exposure matters most — so it is where we measure hardest.

The eight pathways

Eight ways a building reaches your biology.
We measure every one.

Six pathways measure toxic load. Two measure the restorative environment. Each is scored against published thresholds, with calibrated instruments, on site.

PATHWAY/01TOXIC LOAD

Air Ecology

PM2.5, VOCs, CO₂, formaldehyde, fragrance load.

WHO · EPA

PATHWAY/02TOXIC LOAD

Water Integrity

Heavy metals, chlorine, micro-plastics, fluoride, source integrity.

EPA · EU DWD

PATHWAY/03TOXIC LOAD

Light Rhythm

Spectrum, intensity, blackout, daylight, light pollution.

CIRCADIAN

PATHWAY/04TOXIC LOAD

EMF Harmony

RF, dirty electricity, a wired option, body voltage, smart-device load.

SBM-2015

PATHWAY/05TOXIC LOAD

Materials & Textiles

Bedding, linens, paints, finishes, furniture, cleaning chemistry.

OEKO-TEX

PATHWAY/06TOXIC LOAD

Food & Kitchen

Cooking oils, cookware, sourcing, sweeteners, prep water.

SOURCE-VERIFIED

PATHWAY/07RESTORATIVE

Biophilic & Healing Design

Nature access, greenery, views, restorative spatial design.

RESTORATIVE

PATHWAY/08RESTORATIVE

Sound & Sensory Ecology

Acoustic environment, ambient dB, noise floor, sensory load.

WHO NIGHT · dB

Eight pathways. One restorative environment.

Our specialties

Three things almost no one else measures.

The electrical climate

Most “wellness” never touches EMF. We measure the field you actually sleep inside — RF, dirty electricity, and body voltage — at the pillow, not at the panel. It is the single biggest gap in the industry, and our clearest differentiator.

Measured in the bed · SBM-2015

Fragrance honesty

“Unscented” is a marketing word, not a measurement. We test for added fragrance and masking agents — because a scented lobby is an undisclosed chemical exposure.

Fragrance load · tested

The sleep zone as the unit of truth

We don’t certify a building in the abstract. We certify the environment around the bed — the place your body is most exposed and least defended.

The bed · the critical zone

The three states

Aware. Certified. Sanctuary.

One is an on-ramp. One is the standard. One is earned, kept, and never sold.

AWARE

An on-ramp for properties that have begun the work — a declared intent to certify, with a remote pre-screen. No seal. Visibly subordinate.

Expires in 12 months
SEAL

Certified

All eight pathways verified on site, with calibrated instruments, against published thresholds. The seal deep-links to the property’s public registry record.

Eight pathways · verified on site

Sanctuary

Earned at top thresholds across every pathway. Kept only by annual on-site re-verification. A hallmark, not a badge — engraved, never a sticker.

Cannot be purchased

Verified amenities

The Longevity Suite.

Recovery amenities are verified for presence, correct installation, and the environment of the amenity itself — the air of the sauna, the water of the cold plunge. They are never scored on a scale, and we make no medical claims. We simply confirm what is really there.

The audit process

From first call to seal.

STEP/01

Application

You apply. We scope the property and confirm fit.

STEP/02

Remote pre-screen

Documents, materials, and water source reviewed before anyone travels.

STEP/03

On-site instrument audit

A trained assessor measures every pathway — in the bed, at the tap, in the air.

STEP/04

Scoring & report

Readings scored against published thresholds. Findings written up in full.

STEP/05

Seal & registry

State awarded, seal issued, and the record published to the public registry.

30–60 DAYS · CALL → SEAL

A property may appeal a finding; appeals are reviewed by an assessor who did not conduct the original audit.

Integrity commitments

Eight commitments we hold ourselves to.

  1. Tier is achieved, never purchased. Certification reflects the audit finding and nothing else.
  2. Every claim is backed by a calibrated instrument reading, not an opinion.
  3. We measure at the guest level — in the bed, at the tap, in the air you actually breathe.
  4. Assessors are independent and never work for the properties they audit.
  5. Editorial coverage is independent and cannot be bought.
  6. Thresholds are public and cited to their source, so anyone can check our work.
  7. Sanctuary is re-verified on site every year, or it lapses. No exceptions.
  8. A failed pathway is disclosed to the property and never hidden from the record.

The registry

Free and public, forever.

Every certified property has a public record. Anyone can verify a seal — no login, no paywall.
